Is it hard to get a conventional loan to buy a hud house?
The realtor I spoke with mentioned something about a conventional loan of some sort for more than my offer to do repairs. She also talked about getting an appraisal of what the house would be worth after the repairs are made. I know the house would appraise for at least 120000. + after the repairs, I m guessing 25000. in work. The asking price is 72000. it comes with an extra lot I could sell for prob. 23000. and Im thinking of offering 35000 or 45000. because the realtor said she wasn t afraid to send in a low offer. Just looking for thoughts on this. Also do you think I can get in this house with no down payment or closing cost? I feel like Im asking alot but the house is trashed, and needs alot of elbow grease. ALOT...
Lots of questions, let's see if I can answer them in order.
1. No, it is not hard to get a conventional loan to buy a HUD home. Like any other type of loan, your qualification will depend on the condition of the house; and your credit history, income, assets, debt ratio, etc.
2. There are loans that allow for repairs, upgrades, etc. but they are much more difficult to qualify for. The most common is probably FHA. There's also a conventional Purchase Plus program. None of these loans allow 100% financing (no down payment).
3. You will not be able to get this house with no closing costs. HUD does not pay closing costs, period.
